Borrower Approved

My client had a foreclosure about 13 months ago and wanted to purchase another home. I immediately said “no” but then I asked what was the reason for the foreclosure? He told me that his wife had severe medical issues which meant that he either pay the mortgage or pay his wife’s medical bills. I then told him that this would qualify as mitigating circumstance as long as I could get a letter from a doctor documenting his wife’s medical problems during this time frame. Since my client was able to provide me with the proper documentation I was able to get him approved for a VA loan even though he had a foreclosure only a year ago.
